It’s all in the Numbers Kilauea, located on the north shore of Kauai just southeast of Princeville, is home to the famous Kilauea Lighthouse, guava plantations, beautiful beaches and lush valleys. This picturesque small town has also seen an increase in real estate sales volume during an otherwise flat market. And Kauai’s overall market for single family housing is relatively strong compared to most of the United States.
Kauai’s total number of home closings island wide has only dropped 10.83% from October 2006 to October 2007 to a total of 254 homes sold. The good news is that, island wide, the median sales price from year to year only decreased 3.7% or $25,000 to $650,000.
Now the MLS sales year to date statistics, especially for our Kilauea area, has almost the same percent of sale reduction (5.94% year to date) as Kauai in general. But that is where the north shore stops being alike.
The median sales price for the north shore grew by 3.40% or $37,400 to a remarkable $1,137,400 year to date. This shows that our high end properties are alive and well on the north shore of Kauai. Studies also show us that we are up a whopping 10.43% increase year to date to $139,605,925 over year at this time.
So all in all, Kauai’s general housing sales are firm in a time of real estate show down nationwide. Our north shore properties show their true uniqueness by their outstanding leadership with increasing sales volume during a strong but some what flat year.
