Koloa Condos
While things have cooled off a bit from the sizzling market of those recent years, Hawaii’s real estate market cannot be characterized in the same way as many formerly hot markets in other parts of the country that have been in the deep freeze for the past year. If this past week or two is any sort of measure, the residential market for existing Poipu homes in the $1m to $2m range has been particularily active. In January alone the Kiahuna Golf Village neighborhood has seen five homes go into escrow and the phones at Makai Properties have been very busy with showing requests and lots of sales activity. What this tells me is that Poipu in general is still a high demand market, low interest rates continue to support an elevated sales volume, and -- as some of the construction projects now show greater signs of progress -- confidence seems to be building around us!

Koloa
The South Shore region of Koloa/Poipu is known for its beautiful sunshine, world famous beaches, and tourist appeal. Every day is a new adventure with great beach play: surfing, boogie boarding, snorkeling, and long walking spots. Koloa Town, or Old Koloa Town, was the site of the first sugar plantation in the Hawaiian Islands. Every year there is a celebration with a parade, fair, music and games to celebrate the plantation days. A diverse range of accommodations exists, including the Grand Hyatt Poipu, individual condos, quaint bed-and-breakfasts, and fabulous estates such as Akahai An'i (Gentle Breeze). Many travelers return to Koloa/Poipu year after year for its history, sunshine, water sports, great beaches, shopping, and general attraction. And such perennial draw and appeal has lead to a significant increase in new development. Projects on the way and underway include Kukui'ula, Koloa Landing, Pilimai at Poipu, Poipu Aina Estates, and Wainani at Kiahuna.

Welcome to Koloa
I moved to Kauai exactly 20 years ago. I won't say where I first settled other than to say that it was a 45 minute drive to Koloa (without stoplights... there was only one on the entire island... back in the day) but I found myself making the trek daily, in search of a sunny beach. I couldn't help but notice that it would be cloudy or raining all over the rest of island but when I hit the "Haul Cane Crossing" (now Kukuiula Development's service entrance) the shadow of the clouds along Poipu Road turned to full sunlight right before my very eyes, without fail. I was raised in Southern California but I'd never seen such beautiful white sand beaches, teaming with ocean-life or met such friendly people (full of the Aloha Spirit). Now, I can choose to live anywhere in the world... but as the saying goes, "Lucky I live Koloa!!!" And even luckier still, I get to live in the Koloa Estates!
