In the islands, the vast majority of condominium properties listed for sale are located in Visitor Destination Areas (VDAs). However the Lihue area is the exception to that rule. Most condominium complexes in the Lihue District are not well suited for vacation occupancy as they are not within the VDA and, as such, are better suited as more affordable housing alternatives to single family dwellings. The Villas at Puali are a prime example. As a matter of fact, most of these condominium apartments were sold exclusively to owner occupants under a condition imposed by the county of Kauai when issuing the permits for construction. There were only 14 units within the complex that were sold without that restriction. Unit #24 was one of those few and is now offered for sale from the current owner, well below what one might expect to pay for a home in Lihue if it were a single family dwelling. They can present a great buy to those looking for upgraded kitchen finishes and a very livable and stylish floor plan. They have the interior space one would look for in a primary residence, yet for someone who leads a busy lifestyle, the upkeep and maintenance shifts to the association of owners to care for making for a consistently attractive neighborhood. Lihue offers many wonderful neighborhoods with peaceful setting along with great convenience to the islands business core.
